Methodology

How we compute these numbers

Every figure on the site is derived from official public records published by the Dubai Land Department (DLD) through the Dubai Pulse open-data platform - registered sale transactions and registered (Ejari) rental contracts. We do not use asking prices, listings, or agent estimates.

Sources and refresh cycle

We ingest the DLD transactions and rent-contracts datasets every night, then rebuild all site aggregates in a single transaction, so pages never mix old and new data. Each page footer reflects data up to the most recent month present in the source; DLD itself publishes records with a short delay, so the current month is always partial.

What counts as a sale

Sales statistics include only records DLD classifies in the “Sales” transaction group. Mortgage registrations and gifts are excluded - they carry registered values that do not reflect a market price. The off-plan / ready split follows the DLD registration type (Off-Plan vs Existing).

Medians, not averages

Each community, property type, month and market status has its own true median, computed across individual transactions (the 50th percentile), not an average. Figures that combine several of those groups - a city-wide number, or a community across all property types - are a transaction-weighted blend of those medians rather than one median recomputed over every underlying sale. Price per square foot divides each transaction's value by its registered area, converted at 10.764 ft² per m², and takes the median of that ratio - transactions with no registered area are excluded from per-area figures.

Rents

Rent figures come from registered Ejari contracts and reflect annual contract amounts in AED. Rent records have no off-plan/ready distinction, so rent statistics are reported without one.

Communities and buildings

A “community” is the DLD master project where one is recorded, otherwise the DLD area name. We normalise known spelling variants in the source (e.g. “Arabian Ranches lll”) so the same place always aggregates under one page. Building pages aggregate transactions recorded against that building's name.

Known limitations

Months with few transactions produce noisy medians - we show transaction counts everywhere so you can judge the sample size. Some source records lack usable area or bedroom values and are excluded from the affected breakdowns only. Bulk portfolio deals are registered like any other sale and are included. None of this is investment advice; it is a faithful summary of the public record.
