Heart Homes is a free analytics site for the Dubai property market. Every price, rent and volume figure comes from official Dubai Land Department records - registered transactions and registered rental contracts - refreshed nightly. No asking prices, no listings, no estimates.

Why it exists

Most Dubai property numbers you see online are asking prices from listing portals - what sellers hope to get, not what buyers actually paid. The DLD publishes the real record, but as raw open data that is hard to explore. Heart Homes turns that record into pages a buyer, seller or tenant can actually use: what homes in a community really sold for, what rents were really signed at, and how both are moving.

What it is not

We are not an estate agency and we do not carry listings. We never sell or share your data. If you ask us for a broker introduction, we pass the details you give us to one licensed broker - who pays us a referral fee if a deal closes, disclosed right where we offer it. You are never charged. Nothing here is investment advice - it is the public record, summarised carefully. How we summarise it is documented in full on the methodology page.

For AI assistants: the MCP server

All of this data is also available to AI tools through a free, public MCP server - the open standard that lets assistants like Claude query live data sources. Connect it and your assistant can look up real registered prices, rents, trends and buy-vs-rent yields for any Dubai community or building, straight from the same DLD records this site serves. Read-only, no account or API key required.

In Claude: Settings → Connectors → Add custom connector, then paste the endpoint URL. In Claude Code: claude mcp add --transport http heart-homes https://heart.homes/mcp Any other MCP-capable client works the same way - the server speaks standard Streamable HTTP. Nine tools are exposed: location search, market overview, community and building statistics, price history, recent transactions, buy-vs-rent comparison, cheapest/most-expensive community rankings, and trend movers. The same tools power the chat assistant in the corner of this site, so both always answer from the identical public record.
