Dubai property market - January 2025

Dubai recorded 11,699 residential sales in January 2025, worth AED 260.4億 in total - -15.3% versus the previous month and +14.4% versus a year earlier.

The median sale price was AED 193.8萬, at a median of AED 1,722 per ft² (+0.6% month-on-month, -1.0% year-on-year). Medians are computed across individual registered transactions - see the methodology.

On the rental side, 62,593 contracts were registered in January 2025, with a median annual rent of AED 10.7萬.
